Buyer's Market or Seller's Market? Lexington's Real Numbers Right Now
Short answer: still a seller's market, but not as brutal as a couple years back.
Here's what's actually happening, per Bluegrass Realtors MLS data through August 2026: median sold price is $352,000. Inventory sits around 2.3 months of supply — active listings against the current sales pace. Homes are averaging just 21.8 days on market and closing at 98.5% of asking price. That's a fast market, even faster than a couple months ago — May's average was 22.9 days, but back in February homes were sitting closer to 47 days. The trend this year has been toward speed, not away from it.
What that means if you're buying: come in prepared. Lowball offers on well-priced homes are mostly wasting your time right now. Get pre-approved before you tour, not after you find "the one."
What it means if you're selling: pricing accuracy still matters more than pricing aggression. Homes priced right are moving in under six weeks and often near or above ask. Homes priced from hope sit and eventually chase the market down — same story as always, just with better odds in your favor if you get it right from day one.
