How to Win a House in Lexington's Tight Market
Inventory in Lexington is running around 2.3 months of supply right now, and homes are averaging just 21.8 days on market — closing at 98.5% of asking price. Translation: if you find a home you like, you're probably not the only one. Here's what actually moves the needle beyond "offer more money."
1. Get fully underwritten pre-approval, not just pre-qualified. Sellers' agents can tell the difference, and in a multiple-offer situation it's often the tiebreaker. Pre-qualification takes your word for it. Underwriting means a lender already checked.
2. Shorten your inspection contingency window where you can live with it. Not waiving it blind — just not dragging it out longer than necessary. A week is usually plenty for a standard inspection to get scheduled and reported back.
3. Offer a flexible closing date. Sellers sometimes care more about timing than an extra $2-3K on the price. Ask your agent what the seller's situation looks like before you assume price is the only lever.
4. Write a clean offer. Fewer contingencies, clear terms, no games. A messy offer with a dozen conditions reads as risk to a seller, even at a higher price.
5. Move fast. With homes averaging under 22 days on market, "I'll think about it over the weekend" often means it's gone by Monday.
None of this guarantees a win. But it's the difference between competing and just hoping.
