Keene Manor: The Multi-Million Dollar Neighborhood Most Lexington Buyers Have Never Heard Of

Keene Manor luxury estate neighborhood in Nicholasville, Jessamine County, Kentucky

Most people picture Jessamine County as the affordable alternative to Lexington. Keene Manor breaks that assumption completely.

This is a luxury estate neighborhood tucked into Nicholasville, and the numbers back that up. Pulling closed sales directly from MLS: recent homes here have sold anywhere from $874,867 up to $2.8 million, with square footage running from around 4,300 up past 11,000 square feet. The most recent sale closed just yesterday: a 5-bedroom, 6-bath home at 6,003 square feet, for $2.8 million.

What's on the market right now: nothing. Zero active listings. That's consistent with what I've found in a couple of other tight-knit subdivisions in this series, homes here simply don't turn over often, and when they do, they tend to move through word of mouth or off-market conversations before they ever need a public listing.

Why you've probably never heard of it. Keene Manor doesn't show up in the usual Jessamine County conversation, because that conversation is almost always about affordability. This neighborhood is the exception, large, private lots and custom-built homes that would be genuinely unusual to find inside Lexington at any price, let alone at a lower one.

The golf club most people don't realize is right here

Part of why this neighborhood commands the prices it does: Keene Manor sits right at the entrance to Keene Trace Golf Club, a private club most people outside the golf world have never heard of, despite it hosting the PGA Tour's Barbasol Championship in both 2018 and 2019. The Champion Trace course, designed by Arthur Hills, has ranked in Kentucky's top five for most of the last two decades and also hosted the 1993 NCAA Championship and a USGA Senior Amateur. The second course, Keene Run, sits on 208 acres and includes a pool, tennis courts, and an activity center for members.

This isn't incidental. It's a big part of why Keene Manor exists as the kind of neighborhood it is, direct access to a nationally recognized private club, in a county most people associate with affordability, not this.

Who it fits: buyers with a seven-figure budget who want privacy, acreage, and a custom-built home, without being fully rural, plus direct access to one of Kentucky's best private golf clubs. It's also worth knowing about if you're a seller anywhere near this price point in Jessamine County. There's essentially no competing inventory at this level right now, which is a real advantage if your home is a genuine fit for this market.

If you're curious what a property like this is actually worth, or want to know quietly if anything is about to come available, that's not a conversation you'll find answered by a public listing search.
