Living in Beaumont: The Lexington Neighborhood 3 Miles From Keeneland

Homes in the Beaumont neighborhood of southwest Lexington, Kentucky

Keeneland's Fall Meet opens tomorrow, and plenty of people heading out to the track this month will drive right past Beaumont without realizing it. The neighborhood sits just over 3 miles from Keeneland, in southwest Lexington.

What makes Beaumont different is how much is packed inside it. Shopping, restaurants, a YMCA, a library branch, an amphitheater, and walking trails are all part of the neighborhood itself, not a drive away.

Here's what it's like to live there, what homes have actually sold for this year, and what I'd tell a buyer before they start looking.

Where Is Beaumont?

Beaumont is in southwest Lexington, mostly in the 40513 zip code. The core of it is bordered by New Circle Road to the north, Harrodsburg Road to the east, Man o' War Boulevard to the west, and the Harrods Hill neighborhood to the south.

"Beaumont" isn't one subdivision. It's a cluster of them: Beaumont, Beaumont Reserve, Beaumont Enclave, Beaumont Sanctuary, Beaumont Park Townhomes, and more. That's why you'll see everything from townhomes to custom estates under the same name.

One thing that confuses people: Beaumont Park and Beaumont Woods sit just north of New Circle in 40504. They share the name and the general location, but New Circle separates them from Beaumont Centre, so they feel a little different day to day.

Keeneland is just over 3 miles northwest, and Blue Grass Airport is right next to it. If you travel for work or never miss a race meet, that's a short drive.

Everyday Life

Most of daily life in Beaumont runs through Beaumont Centre, a retail and office hub right in the middle of the neighborhood.

  • Food: J. Render's Southern Table for barbecue, Crust Pizzeria, Beaumont Bar & Grill, Teriyaki Madness, and a Starbucks. For breakfast or brunch, Beau's Cafe does a farm-to-table menu with locally sourced ingredients.
  • Fitness: The C.M. Gatton Beaumont YMCA is on Beaumont Centre Circle, with a pool, gym, and youth sports programs.
  • Library: Beaumont has its own branch of the Lexington Public Library.
  • Entertainment: Moondance Amphitheater hosts concerts and performances in warmer months, right inside the neighborhood.

The practical upside: errands, dinner, and a workout can all happen in the same 10-minute radius.

Parks and Getting Outside

Beaumont was planned with walking trails connecting its subdivisions, so a lot of residents can walk or bike to the shops instead of driving.

  • Beaumont Preserve: walking trails through open fields and wooded areas.
  • Cardinal Run Park South: baseball and softball fields.
  • Harrods Hill Park: sports fields, playgrounds, and walking paths on the south edge of the neighborhood.

If a big park is your top priority, next week's guide covers Masterson Station and its 660-acre park.

What Homes Are Selling For

Beaumont homes are moving fast: more than half of the homes that sold in the last six months spent 3 days or less on the market.

The homes that didn't sell quickly tell a story too. Six of the seven homes that sat more than a month closed below their list price. In Beaumont, buyers clearly know what a home is worth, and they move fast when the price is right.

What I'd Tell a Buyer Before Looking in Beaumont

  1. Be ready on day one. With a median of 2.5 days on market, you need your pre-approval done and your must-haves decided before the right house lists. Waiting until the weekend to see it usually means missing it.
  2. Know which Beaumont you want. A Beaumont Park townhome and a Beaumont Reserve estate are completely different purchases. Narrow down the sections first, and your search gets a lot easier.
  3. Check school assignments by address. Assignments can change from one street to the next, so look up the exact address with Fayette County Public Schools instead of relying on the neighborhood name.
  4. Watch the homes that sit. If a Beaumont home has been listed for a month, there's usually a reason, and it's often price. That can be an opportunity to negotiate.

Here's my honest take. Beaumont makes the most sense for people who want everything close: dinner, the gym, a walk after work, and Keeneland every April and October. The thing I watch hardest here is pricing. Buyers in Beaumont know exactly what a home is worth, so before I write an offer with a client, we dig into the last few sales in that specific section. A well-priced offer on day two almost always beats a lowball on day ten.
