Should You List Now or Wait Until Spring?
Every fall, some sellers assume spring is automatically better. Worth checking that assumption against the actual numbers instead of the conventional wisdom.
Right now, per the latest MLS data: roughly 2.2 months of supply, homes averaging 22.4 days on market, and closing at 98.5% of asking price. That's a strong seller's environment today, not a hypothetical spring scenario you'd be waiting months to reach.
Here's the case against waiting. Spring brings more buyers, that part's true. But it also brings more competing listings, since every other seller who "waited for spring" lists at the same time you do. That extra buyer demand often gets absorbed by the extra inventory, which can leave you in roughly the same competitive position, just five or six months later, having paid for a longer holding period in the meantime, mortgage payments, insurance, upkeep, opportunity cost on whatever you'd do with the proceeds.
The honest version: if your home shows well and is priced right, waiting for spring isn't obviously better. You're trading a currently tight market for more competition later, betting that buyer demand will outpace new listings enough to make up the difference. Based on what the data shows right now, that bet doesn't have strong evidence behind it.
Where waiting does make sense: if your situation is personal, not seasonal. You're not ready. The home needs work you haven't finished. Timing doesn't work for your family right now. Those are legitimate reasons to wait regardless of what the market's doing, and no amount of market data should override them.
If you're on the fence and want to talk through what your specific home and timeline actually look like, that's worth a real conversation, not a default assumption about what season is "supposed" to be better.
