What $350,000 Actually Buys You: Lexington vs. Jessamine County
$350,000 sits close to Lexington's current median sold price. What it actually buys changes depending which side of the county line you're shopping on.
In Lexington (Fayette County), pulling active listings priced $320K-$380K right now: you're mostly looking at 3-bedroom, 3-bath homes around 1,900-2,000 square feet, built anywhere from the late 1950s to brand new. There are 108 active listings in that price band today — plenty of inventory, but a wide mix of ages and conditions, so you're doing real homework on any individual property.
In Jessamine County (Nicholasville), the same price band gets you slightly more house on average — several listings run closer to 2,000-3,000 square feet, 4 bedrooms instead of 3, and a noticeably higher share of brand-new construction (multiple 2025 and 2026 builds showed up in this search alone). The tradeoff: only 25 active listings in that range right now, about a quarter of what Lexington offers. Less to choose from, but what's there tends to be newer and roomier for the money.
Property taxes are the other piece of this. Sources vary on exact rates depending on methodology, but they consistently agree on direction: Jessamine County runs lower than Fayette County. One county-by-county comparison puts Jessamine's rate around 0.73% against Fayette's roughly 0.87%, and median annual tax bills tell a similar story — Jessamine homeowners typically pay somewhere in the $1,800s, versus $2,400+ in Fayette. Over a 10-30 year hold, that gap adds up.
The real tradeoff isn't price. It's inventory versus space, and commute versus taxes. Lexington gives you more homes to choose from today. Jessamine tends to give you more square footage and newer construction for the same budget, with lower taxes, at the cost of fewer options and a longer drive into town depending where you land. Neither side is objectively better. It depends what you're optimizing for.
